The number one thing you should keep an eye on is the air filters in your HVAC system. All of the air that comes through your HVAC system passes through your filters responsible for catching dander, dust, pollen, and other debris. One filter every three months should suffice during light usage months, but during intensive use periods like the Houston summer, it’s a good idea to change the filter each month.
Next, every month you should make it a point to walk over to your outdoor AC unit and look at it. With any luck, you will hear its usual hum as it runs, but if you hear anything else, then you need to call for repair. If you see a debris build-up, make sure you clean it out with a broom or shop-vac. In addition, keep any nearby trees or brushes away from the unit.
